The Investment Cash Flow program, also known as the Debt Service Coverage Ratio (DSCR) program is a non conventional, non Fannie Mae/Freddie Mac program. The DSCR program uses 100% of the rental income from the subject property to qualify for the loan. The rents are compared against the entire mortgage payment (principal, interest, taxes, insurance/HOA fees).
No W2, 1099, tax returns or other income documents are needed for this program.

This program is not available for first time home buyers (must have had and be able to verify home ownership in the last 3 years)
